LISTING SERVICE

  • Oversee all aspects of seller transactions from initial contract to executed OTP
  • Assist w/ preparation of select listing material, i.e., listing agreement, seller disclosures and HOA docs and setting up ShowingTimes
  • Input all listing information into the MLS: update as needed
  • Consult & coordinate w/ seller all property photos/videos, staging, repairs, cleaning, signage, access requirements and marketing activities
  • Provide proactive, weekly feedback to sellers regarding all showings and marketing activities
  • Update calendar w/ contingencies and other important dates

  • Coordinate all public and broker open houses
  • Review all documents for compliance

    • Send introduction emails to all parties
    • Coordinate title/escrow, mortgage loan and appraisal processes
    • Coordinate inspections, assist with DDRA prep/distribution, request quotes & coordinate completion of repairs
    • Update calendar w/ contingencies and other important dates
    • Regularly update and maintain communication w/ clients, agents, lender, attorney, etc.
    • Review all documents for compliance
    • Submit all documentation to administrator doc management software for file compliance
    • Coordinate moving possession schedule
    • Schedule and coordinate closing
    • Review CD/HUD
    • Schedule 30, 90 and 120 day client follow-up *if required

I have never used a transaction coordinator berfore....What do you do? What are the benefits?


A transaction coordinator assists with the closing process and makes sure all the boxes are checked so that nothing is missed throughout the journey of the transaction. One benefit of using a transaction coordinator is saving time. It is estimated that using a transaction coordinator can save you 5 to 20 hours per transaction. You can utilize this extra time elsewhere - lead generating or spending more time with your loved ones. We also make sure you are legally compliant and that all paperwork is completed so your office doesn’t chase you down and can pay you on time. Another perk - since you have extra eyes on your documents, in case there is an audit from the real estate commission, you will have more peace of mind. Transaction coordination is a great service to implement if you want to leverage your business to keep growing!


What happens if a transaction is terminated?

If the contract to close (buy or sell) doesn’t close/the deal falls through, there is a charge starting at minimum $99 per file, depending on the process in the transaction and the scope of work completed. All other services as mentioned above and throughout our website are due upon completion.
